An application to council is for planning approval is required before obtaining a building licence or commencing any construction work.

Once plans have been approved, the final plans are sent through to engineering to quote & if approved all working drawings are completed. An important aspect to get right as this is the construction process we will follow on site.

Possible site inspections can be expected during this period.

This has to be submitted at building permit stage for new homes, additions & granny flats. Of course there is a high level of sustainable living that can be achieved when building for a greener environment & saving money.

The BWI certificate is required for projects estimated over $20,000 & to be submitted at building permit stage.

The job specific application has to indicate all information relating to the project including contract amount & the home owner or owner’s details.

Submitting a building permit is fast tracked with a qualified building surveyor who ensures your plans comply with the building code of Australia,  Australian standards and all other relevant legislative requirements saving time & money during the approval process.

A certified building surveyor checks off all the architectural plans, engineered working drawings, certificates & prepares the Building permit application forms ready to submit to council. 

The final step, a building permit is required for any building works involving the construction of structures, alterations or extensions and changes to ground levels.

Council approval processes can be confusing and time consuming. That's where we come in.

A skillion is a sloping roof in one continuous direction that gives structural clean lines.


Energy efficiency is the energy rating through design for a home to perform all year round which can include factors such as building orientation, glazing & construction materials.

Laminated veneer lumber (LVL) is a high strength engineered structural timber beam designed for wide roof spans.

Hardscaping is the structural textures of a project.

Treated timber is a timber that is treated against rot & termites and can be exposed outdoors. It is perfect for deck frames, patios & posts.
